Scouting for Properties on Behalf of Diaspora Clients

There are various channels that Kenyans use to send money back home for example cash pickup, money transfer services and mobile wallet. According to the diaspora remittances survey by the Central Bank of Kenya, the value of in-kind remittances was reported to be between USD 500 and USD 5,000 for majority of the respondents who sent remittance through formal channels.

For most diaspora residents, venturing into buying property back home ranks top among their investment risks. Miss R. for instance, once bought land that had been advertised back home. She was excited about it and planned to build her house on it. She paid everything and planned to come view the property on her next visit. To her utter surprise, the title document she had been given was fake and the land had already been sold to another owner. Needless to say, she lost the money.

We have all heard stories of misrepresentation where diaspora residents are presented with very convincing showroom photos and are subsequently lured into buying property off plan. Make no mistake, buying off plan is a great chance to acquire a property at a reduced price, IF everything goes as promised. When it doesn’t go as planned, investors happily put in their money, only for the actual product to be a far cry from the imagined, either too small rooms, poor finishing or incorrect income estimates.

Others have paid for property whose development stalls for years rendering the investment unworthy. Knowing that most sales agreements are drawn to favour the developer, they get outsmarted in court in broad daylight.
